Notary fees 2025-2026: what buyers should budget for

Often called “notary fees”, purchase costs are largely made up of taxes. Here is what a buyer should budget for in 2025-2026.

What do notary fees consist of?

They are made up mainly of transfer duties (taxes paid to the department and the commune), the notary’s remuneration (scale fees) and various disbursements. The share the notary actually keeps is small.

An increase since 2025

Departments may raise transfer duties (DMTO) by 0.5 of a point, taking the ceiling to 5 {f022822c2f3436456b8f206f08e7e17a48e6ad7ff7d8f98ee62480993789f171}. In practice, the increase amounts to around €500 per €100,000, that is €1,250 more on a €250,000 purchase.

How much should you budget?

First-time buyers protected

In many departments, first-time buyers are exempt from the increase in transfer duties. Check whether you qualify — the saving can be significant.
