It is the most common trade-off for first-time buyers in the Tours area: stay in Tours and accept less space, or move to Joué-lès-Tours and gain a room. Since line A began serving both towns, the question no longer arises in the same terms.
The price gap, in figures
On the properties we are offering today, the square metre for a flat stands at around €3,160 in Tours against €2,149 in Joué-lès-Tours. A third less. For the same budget of €150,000, and at the median price per square metre, that means roughly 47 m² in Tours against 70 m² in Joué: the difference between a one-bedroom and a genuine two-bedroom flat.
What the tramway changed
Line A links the centre of Joué-lès-Tours directly to that of Tours, with no change of line, with a service every six to ten minutes during the day — and no parking problem on arrival. For someone working in the centre, the real journey time differs little from that of an outlying district of Tours — Sainte-Radegonde to the north or Grammont to the south.
That is what makes the price gap hard to justify other than by the address. And it is also what mechanically supports rental demand in Joué: the students and young professionals who can no longer find housing in Tours move down the line.
What you gain in Joué-lès-Tours
- Space : one more room for the same budget, often with a balcony and a cellar.
- Parking : frequently included, where it is negotiated separately and dearly in Tours.
- Service charges that are often more moderate : that is what we observe in the 1970s blocks we visit, compared with the older buildings in the centre of Tours. To be checked case by case.
- Green space : the Lac des Bretonnières and its surroundings, a decisive argument for families.
What you lose
Walking. In Tours, you live without a car day to day: shops, schools, the station and restaurants are ten minutes away. In Joué, the tramway covers the main axis, but anything off it requires a vehicle. You also lose depth of market on resale: it is in Tours that we find a buyer fastest.
Our reading
For a first purchase or a rental investment, Joué-lès-Tours offers, on the properties we are marketing, the best floor-area-to-price ratio in the conurbation, provided you stay within the tramway’s reach. For a quick resale or a car-free home, Tours keeps the advantage.
In both cases, the factor that weighs most is neither the town nor the floor area: it is the walking distance to the nearest stop. We check it systematically before giving an opinion on a price.
