One question comes up at every first meeting: “what is a square metre worth where I live?”. The honest answer is that there is no single price in Tours, but as many markets as there are towns and property types. Here is what the properties currently in our portfolio show, town by town.
What our figures show
The values below are medians calculated on our own catalogue, not a market index. They reflect what the agency is offering today, which is more concrete than a department-wide average, but inevitably narrower. A median rather than a mean: a single exceptional villa would be enough to distort the latter. The “Properties” column shows how many listings each line is based on: below a handful of properties, a figure remains indicative rather than representative.

Three findings
1. In Tours, houses and flats sell for the same price per m²
€3,160 against €3,155: the gap is negligible — though on seven houses alone, do not take it too literally. What separates the two is the entry price, not the unit value. A house in town costs more because it is larger, not because the square metre is worth more there. It is counter-intuitive, and it changes how you weigh things up on a tight budget. 2. Saint-Cyr-sur-Loire costs less per m² than Tours — but more to buy
€2,820 per square metre against €3,155 in Tours, on an admittedly small sample: a town with a reputation for being dearer than Tours is in fact cheaper by floor area. But you buy 159 m² there where Tours offers 107, hence the higher total budget. A town’s reputation shows in the size of its properties as much as in their price. 3. Joué-lès-Tours remains the widest gap
€2,149 per square metre against €3,160 in Tours for a flat, that is a third less, while the tramway links the two centres directly, with no change of line. It is, across our own portfolio, the best floor-area-to-price ratio for a first purchase. Our flats in Joué-lès-Tours.
What these figures do not say
A price per square metre is no substitute for a valuation. It ignores the floor, the lift, the aspect, the view, the parking, the state of the roof and, since the rules were tightened, the energy rating. Two neighbouring flats of the same size can differ by 20% for these reasons alone.
