It is the most common trade-off for first-time buyers in the Tours area: stay in Tours and accept less space, or move to Jou\u00e9-l\u00e8s-Tours and gain a room. Since line A began serving both towns, the question no longer arises in the same terms.<\/p>\n

The price gap, in figures<\/h2>\n

On the properties we are offering today, the square metre for a flat stands at around \u20ac3,160 in Tours<\/strong> against \u20ac2,149 in Jou\u00e9-l\u00e8s-Tours<\/strong>. A third less. For the same budget of \u20ac150,000, and at the median price per square metre, that means roughly 47 m\u00b2 in Tours against 70 m\u00b2 in Jou\u00e9: the difference between a one-bedroom and a genuine two-bedroom flat.<\/p>\n

What the tramway changed<\/h2>\n

Line A links the centre of Jou\u00e9-l\u00e8s-Tours directly to that of Tours, with no change of line, with a service every six to ten minutes during the day \u2014 and no parking problem on arrival. For someone working in the centre, the real journey time differs little from that of an outlying district of Tours \u2014 Sainte-Radegonde to the north or Grammont to the south.<\/p>\n

That is what makes the price gap hard to justify other than by the address. And it is also what mechanically supports rental demand in Jou\u00e9: the students and young professionals who can no longer find housing in Tours move down the line.<\/p>\n
