Here is what you need to know before putting your property on the market.<\/p>\n<h2>The EPC: a compulsory document you can be held to<\/h2>\n<p>The EPC rates a home from A (very efficient) to G (poorly insulated) according to its energy consumption and its greenhouse gas emissions. It is <strong>compulsory from the moment the property is advertised<\/strong> and legally binding: the buyer can rely on it. EPCs carried out before July 2021 are no longer valid; those carried out since are valid for 10 years.<\/p>\n<figure class=\"wp-block-image aligncenter size-large\" style=\"margin:2rem 0\"><img decoding=\"async\" src=\"https:\/\/projetsimmo.fr\/wp-content\/uploads\/2026\/07\/dpe-scene.svg\" alt=\"Une bonne \u00e9tiquette \u00e9nerg\u00e9tique valorise votre bien.\" style=\"width:100{f022822c2f3436456b8f206f08e7e17a48e6ad7ff7d8f98ee62480993789f171};border-radius:16px\"\/><figcaption class=\"wp-element-caption\" style=\"text-align:center;color:#8a8f98;font-size:.85rem;margin-top:.5rem\">A good energy rating adds value to your property.<\/figcaption><\/figure>\n<h2>What changes on 1 January 2026<\/h2>\n<p>The electricity conversion factor used in the EPC calculation falls from 2.3 to 1.9. As a result, around <strong>850,000 electrically heated homes<\/strong> will move out of bands F and G without any work at all. If your property is affected, it may be worth <strong>having the EPC redone<\/strong> to show a better rating.<\/p>\n<h2>The energy audit for E, F and G properties<\/h2>\n<p>Since 2023, selling a home rated F or G has required an <strong>energy audit<\/strong> in addition to the EPC. Since 1 January 2025, that requirement has extended to properties rated <strong>E<\/strong>. The audit sets out the renovation work needed and its estimated cost.<\/p>\n<h2>Worth knowing about letting<\/h2>\n<p>Since 1 January 2025, homes rated G can no longer be offered for rent (F from 2028, E from 2034). This weighs on the value of poorly insulated properties: a renovated home sells better and faster.<\/p>\n<p>Our advice: arrange your surveys as soon as you decide to sell.
